Explanation for Equipment Perks

Is there any detailed explanation for the effects of extra perks(?) found in every equipment?

for example:
-Katana of Zodiac
-Steel Armor of Might
- .... of Wizardry
- .... of Defense
- .... of ... (etc.)

I assume they work like the "Faith" system for heroes, boosting one / two status larger while smaller on other stats. But how exactly?
How does it affects the item in the long run? and how great is the difference can be of 2 contradicting perks, like Might and Defense.
Will it give extra skill / modifier or anything?

Any explanation (detailed preferably) will be most helpful.

basically the suffix guarantees 2 stats (both fixed and percentage) except for zodiac which is random. then you may get extra random fixed stats as you enhance, but your percentage stats will be only of those guaranteed 2 (again, except for zodiac).

having the correct suffix is important because as you upgrade, those fixed stats keep improving and the percentage stats may improve too at each +3 interval.

just to confirm with others though, there have been some equips of mine that have let's say wizardry which guarantees ATK and MAG; but at +12 it only has ATK% for me so I think the percentage stats may not be guaranteed 100% of the time early on if you're really unlucky.

not sure what happens if you upgrade it to +15 though, maybe it will at least have +1% or 2% MAG but not worth the try for me.
